*Please Note: Staff would recommend to the applicant that the floodplain area be placed
in a separate lot, creating Lot 1X for the floodplain area and maintaining Lot 1 as the site
plan area. As currently shown, the site plan area has been designed separate from the
floodplain area, with all calculations based on only the site plan area- landscape
calculations-perimeter requirements, etc. with no plan sheets showing the floodplain area.
If this area were to remain a part of this lot, all plan sheets would need to show the site in
its entirety.

Staff has determined that the
property has not been platted and will require a Preliminary Plat application.
Provide curve radii for Fire Lanes.
Revise Front Yard setback along Freeport Parkway to note 60' and not 30'.
According to the site plan, front yard parking is proposed; therefore, a 60'
setback is required.
The applicant shall work with TXU to determine appropriate easements along
existing power lines.
Remove TXU Pipeline from the Signature Block.
Eliminate notation to the Deputy City Secretary on page two of the plat; the plat
should reference the City Secretary. If necessary the City will add in the word
Deputy.
Show topography on site.
Indicate acreage of site on Plat Title Block.
Clearly show boundaries of the floodplain area.
Provide note on replat regarding maintenance of the drainage/floodplain area as
shown on the attached copy of the Lucent Technologies plat. Additionally,
indicate if any improvements/modifications are proposed to the floodplain area.

1. Do not resubmit Irrigation Plans/Details.
2. Revise Vicinity Map to show entire site under review.

Provide 8' wide brick paver bands at entrance along Freeport Parkway. Please
contact the City if a detail is needed.
Provide details on the proposed dumpster enclosures.
Ensure that there is not a conflict with proposed perimeter trees and the existing
overhead power lines. Please remedy if a conflict exists.
Please indicate to staff if existing trees along Freeport Parkway fall inside/outside
the property boundaries and indicate on plan. Additionally, please consider
placement of proposed landscaping to coordinate with existing trees along
Freeport Pkwy. (See Engineering Comments with regards to R-O-W, this may
eliminate all trees in this area)
Revise Parking Tabulations to show that 214 parking spaces are required, not 217.
Revise Setback Tabulations to show that a 60' setback is required along Freeport
Parkway and that a 10' side yard is required. As mentioned on preliminary plat
comments, parking is provided in front of the building on Freeport Parkway, thus
requiring 60' front yard and not 30'.
Staff calculations show that Perimeter landscaping is in compliance and not
deficient as noted on the site plan sheet. *Please note that driveways are
permitted through the landscaped area and may be deducted. This may cause the
miscalculation. Additionally, if landscaping tabs are to be shown on the site plan
sheet, ensure that the tabs are consistent with those on the landscape sheet.
Provide more detail with regards to the proposed monument sign, indicating sign
materials, font, colors, lumination, etc.
While brick color # 1 & #2 are noted, please indicate the precise color of building
materials on the elevations, including brick, glass, and mullions, etc.
Provide dimensions of all four loading zones, which must comply with the
minimum requirement of 12' x 30'.
Finally, staff would request that one comprehensive site plan be provided with the
next submission. Staff would suggest a site plan sheet that shows the basic site
plan information, showing both the floodplain area and area to be developed with
the boundaries of the existing bridge and topography.
Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommendations should not be followed when you attend the March 1st Development
Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the March 1st DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, March 6t~ to resubmit fourteen (14) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
