RE: Gateway Business Park No. 3~ Lot It Block At Site Plan and Preliminary Plat
Dear Mr. Amarante:
This letter is to inform you that Gateway Business Park No. 3, Lot 1, Block A, Site Plan and
Preliminary Plat, to allow the construction of two approximately 32,061 square foot office buildings on
approximately 7.863 acres of property located at the northeast comer of Freeport Parkway and Airline
Drive, was recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, March 15, 2001, subject to the following conditions:
PLAT CONDITIONS:
Label the 100-year floodplain.
Provide a 10 x 10 right-of-way comer clip at Freeport Parkway and Airline
Drive.
Final Plat approval shall not be granted until a color board and complete
set of building elevations is reviewed and approved by the Planning &
Zoning Commission and City Council.
SITE PLAN CONDITIONS:
Provide City Staff with a copy of a comprehensive site plan, including
both Lot 1 and Lot IX.
Provide a note similar to the floodplain maintenance note shown on the
plat on the comprehensive site plan
Prior to City Council review, the applicant shall work with staff to create a
mutually agreeable development standard that will address the
maintenance/improvement of the floodplain area (lotlx).
Label the 100-year floodplain on the site plan.
Revise size notations on Landscape Plan to indicate the caliper inches of
trees at the time of planting.

The date scheduled for consideration by the Coppell City Council is Tuesday, April 10, 2001, at
7:30 p.m. A representative for this case must be present at this meeting, which will be held at the
City Council Chambers at 255 Parkway Blvd. Failure to represent this item may result in the
denial of this application. Please submit to the Planning Department 14 folded copies of the all
exhibits on or before 12 noon~ Wednesday~ March 28th, so that your request can be forwarded
on to Council for consideration.
