Dear Mr. Jackson:
This letter is to inform you that the Gateway Business Park. Lot 1 & 2. Block A and Lot 1.
Block B. Preliminary_ Plat and Site Plan for Lot 2. Block A, to allow the creation of 3 new lots
and the development of a 2-story 103,611 square foot office building on Lot 2 of Block A
located along the north side of I.H. 635; east of Freeport Parkway, were recommended for
approval by the Coppell Planning and Zoning Commission on Thursday, November 19, 1998,
subject to the following conditions:
CONDITIONS FOR PRELIMINARY PLAT:
1) The Landscape Plan must conform to the provisions of the Comprehensive
Zoning Ordinance.
2) Engineering and Fire Depaxhnent comments (attached).
(~ONDITIONS FOR SITE PLAN:
1) The Landscape Plan must conform to the provisions of the Comprehensive
Zoning Ordinance.
2) The monument signs be limited to one per street frontage.
3) Additional detail regarding the low walls on the north and south sides of the
property.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 8, 1998,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. We need by 12 noon, Tuesday, November
24% 17 additional copies of the Preliminary Plat, Site Plan, Landscaping Plan and Elevations of the
proposed office building to forward on to Council.

2) Work done in the state right-of-way must be approved by the Texas Department of
Transportation (TxDOT).
3) Any paving treaunent (e.g. brick pavers) in the city right-of-way not required by ordinance
will be maintained by the property owners association.
