Dear Mr. Jackson:
This letter is to inform you that the Gateway Business Park. Lot 1 & 2. Block A and Lot 1. Block B,
Prelimina~_ Plat and Site Plan for Lot 2. Block A, to allow the creation of 3 new lots and the
development of a 2-story 103,611 square foot office building on Lot 2 of Block A located along the
north side of I.H. 635; east of Freeport Parkway, were approved by the Coppell City Council on
Tuesday, December 8, 1998, subject to the following conditions:
CONDITIONS FOR PRELIMINARY PLAT:
1) The Landscape Plan must conform to the provisions of the Comprehensive Zoning
Ordinance.
2) A left-mm lane will need to be constructed on Freeport Parkway to the proposed
street.
3) Work done in the state right-of-way must be approved by the Texas Department of
Transportation (TxDOT).
4) Any paving treatment (e.g. brick pavers) in the City right-of-way not required by
Ordinance will be maintained by the property owners association.
5) All portions of buildings to be within 150 feet of a fire lane.
6) Fire hydrants to be spaced no more than 300 feet on center measured along the fire
lanes.
CONDITIONS FOR SITE PLAN:
1) The Landscape Plan must conform to the provisions of the Comprehensive Zoning
Ordinance.
2) The monument signs be limited to one per street fi'ontage.
3) Additional detail regarding the low walls on the north and south sides ofth~ property.
In addition, Council granted the Planning and Zoning Commission to be the approval authority on your
Final Plat. Attached you will find a sample of the appropriate signature blocks to be used on your Final
Plat submittal.

Building Inspection
The undersigned, the City Secretary of the City of Coppell, Texas, hereby certifies that t.~e
preliminary plat of the Subdivision or Addition to the
City of Coppell was submitted to the City Council on the day of ,
19 ., and that the Council, by formal action, then and there approved the preliminary plat
and by separate motion designated the Planning and Zoning Commission to be the Municipal
Authority responsible for the approval of the Final Subdivision Plat of such land and the Final
Subdivision Plat of such land need not be brought back for final approval of the City Council
unless, through inaction on the part of the Planning and Zoning Commission, such Final
Subdivision Plat is deemed approved by the Planning and Zoning Commission for failure to act
within the 30-day period required by law.
