Gatew-1.3/Re,SPRv-DR 980924 (7) City of Coppell Development Review Committee Comments Planning Department Gateway Business Part, Replat of Lot 2, Block I and Common Area and Site Plan Review DRC Date: September 24, 1998 Planning & Zoning Commission Meeting: October 15, 1998 City Council Meeting: November 10, 1998 Provide tabulation of the following areas: a) Building footprint b) On-site vehicular pavement include the future parking spaces and fire lane c) On-site pedestrian pavement. If the total of those three numbers exceeds 290,000 sf, it is likely that total landscaping area is short of the required area. The double rows of parking a planting island required for one row may be combined with a planting island required for another row. Provide a total of 2 trees for each of the double planting islands. Also, clearly indicate on the site plan and landscape plan the future parking area and future fire lane. Loading areas facing a street (in this case, 2 streets: Fritz Way and Gateway Blvd.) will have to be screened with a 6 foot high masonry wall. 4. All trees at the time of planting must be 3" in caliper. o Modify the following items shown on the exterior elevations: a) Specify in the Material Legend items 20 and 21 shown on the Enlarged East Elevation and West Elevation. b) Bring to the Oct 1 st DRC meeting samples of exterior building materials. c) Staff suggests applicant provide 3 -5 foot high berms along Gateway Blvd. and Fritz Drive. o Show along the eastern property line, adjacent to Freeport Parkway, a 20' Hike and Bike Trail easement dedicated to the City of Coppell. Modify the landscape plan to accomodate the easement. (Move Bald Cypress on either side of the proposed easement.) Note: A. Staff written comments will be faxed to each applicant. Co Do Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the October 1st Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the October 1st DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, October 6th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
