Re: Review Comments for the Final Plat and Engineering
Plans - Gateway Business Park Addition - 3rd Review
FINAL PLAT:
1. Revise the Final Plat as approved by the City Council on
6/12/90. i.e. sidewalks to be constructed when directed by
the Director of Public Works.
2. Final Plat lacks signatures, notarization, and Surveyor's
Seal.
PAVING PLANS:
1. Sheet P-3 - a warning barrier indicating that Gateway Blvd.
does not continue to the east is required on the east side of
Freeport Pkwy. across from Gateway Blvd. proposed for this
project.
2. Sheet P-5 - proposed traffic controls (buttons, stripes,
lines and signage) must be shown. This shall apply to all
paving sheets.
4. Sheet P-7 - left turn detail must be revised to indicate
subgrade treatment to be used.
5. Sheet SD-2 of the Standard Construction Details - correct the
Collector Street cross-section as indicated.
DRAINAGE PLANS:
1. Sheet SS-3 - The storm sewer pipe size and material need to
be shown.
- Concrete encasement will be required on the 16" water line
where it crosses line ~A'.
2. Sheet SS-4 - The storm sewer profile should be revised to
indicate the location of the natural ground line and the
proposed paving grade. For example: "existing ground at
centerline of pipe"; or "proposed top of pavement at
centerline of pipe".

3. Sheet SS-4 - Concrete Encasement required on all sanitary
sewer crossings of line ~A'.
4. Sheet SS-5 - The storm sewer profile should be revised to
indicate the location of the natural ground line and the
proposed paving grade. For example: "existing ground at
centerline of pipe"; or "proposed top of pavement at
centerline of pipe"
-Concrete encasement the 12" water line at its crossing with
line~A~
5. Label the Rock Rip Rap on Sheet DD-1 and indicate the
locations of it's use on the plans.
6. What provisions will be made for erosion control in the
ditches and the bank of Grapevine Creek at the ditch outfall?
WATER AND SEWER PLANS:
1. Sheet WS-1 - Add a 6" blowoff at the west end of the 16"
water line, replace the standard cross with a flat flanged
cross at Sta. 9+60, and install a valve on a flat flange at
the east end of the water line.
2. Sheet WS-2 - Extend the concrete encasement on line 'A-l'
as shown.
3. Sheet WS-3 - Concrete encasement is required on the 8"
sanitary sewer line crossing beneath line "B" at Station 6+80
and the 12" sanitary sewer crossing at Sta. 0+54 +/-. Extend
the concrete encasement on line ~B-i', line ~A-5' and
install a concrete saddle for line 'B' over the two 60"
RCP's. Add valves as shown at the cross at Sta. 22+83,
laterals at Sta. 9+60 and 0+90 on the 16" water line.
4. Sheet WS-4 - Concrete encasement is required on the 8"
sanitary line crossing beneath the 16" Water Line at Station
10+25.64.
-A 6" blowoff assembly must be added to the 16" water line as
marked.
3. Referring to Standard Construction Details Sheet SD-15, the
horizontal valve installation is not allowed. This sheet
should be marked accordingly.
LANDSCAPE PLANS:
1. No revised plans received for review at this time.
The Engineer, by copy of this memorandum is directed to comply
with the review comments and resubmit his corrected plans with
the marked up plans representing the review comments contained
herein.
FEES DUE:
A. Water and Sewer Availability Fee @ $60/SF of Building Area
1/2 due prior to city Council consideration of each parcel.
$-0- due now.
B. Water Tap Fee @ $100/meter
Due prior to issuance of building permits
$-0- due now.
C. Sewer Connection Fee @ $100/sewer connection
100% due prior to issuance of building permits
$-0- due now.
D. Construction Permit Fee
First deposit @ $100 + $35/acre = $100 + $35 x 103.823 acres
= $3,733.80 due now.
Second deposit in an amount equal to 1.5% of the estimated
construction cost of the items proposed to be dedicated to
the City. This is due prior to issuance of a construction
permit.
E. Street Light Fee @ $292.60 per light for every 200 feet of
roadway. This fee is due prior to final acceptance of the
subdivision. Review with Coppell Public Works Street
Department.
F. Street Sign Fee as required by the Street Department. Due
prior to building permits being issued. Review with Coppell
Public Works Street Department.
TOTAL OF FEES DUE AT THIS TIME = $3,733.80.
