Final Plat Dear Madam/Sir: This letter is to inform you that the Georgian Place. Final Plat, to allow the development of 35 residential lots on approximately 8.95 acres of property located at the southeast corner of Sandy Lake Road and Whispering Hills Drive, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, November 19, 1998, subject to the following conditions: 1) Submit for staff review the Replat of the Whispering Hills Addition by the December 21 ~t development review cycle. 2) Modify notation #4 under Notes on the Final Plat to read "As part of all executed monetary contracts a disclosure letter must be given to home buyers indicating that due to the proximity of DFW and Love Field Airports, there may be occurrences of ambient aircraft noise due to aircraft overflights". 3) Correct adjacent zoning of Whispering Hills subdivision to SF-12. 4) The Homeowners Association document will have to be approved by the City Attorney prior to the final plat being recorded at Dallas County. 5) Label Georgian Drive on the Landscape Plan. 6) Landscape plan must be signed and sealed by a Landscape Architect or bona fide nurseryman. 7) Irrigation plan must be signed and sealed by a licensed irrigator. 8) This development is impacted by the Park Development ordinance stipulating a fee of $1,285 per dwelling unit. (See Leisure Services Department comments) The date scheduled for consideration by the Coppell City Council is Tuesday, December 8, 1998, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is ~ Tuesday. November 24*. Therefore, please submit 17 folded copies of the revised drawings on or before that date. The drawings which require change in order to comply with the Planning and Zoning recommendations are: Final Plat and the Landscape Plan.
