Site Plan (Lucent ~ to allow the development of a 99,495 square foot office building with garage on 6.5764 acres of property located along the west side of Freeport Parkway; east of Interstate 635 was approved by the Coppell City Council on Tuesday, February 24, 1998, subject to the following conditions: 1) The amount of total landscaping equal to at least 77,409 square feet to comply with Section 34 of the Zoning Ordinance. 2) The monument sign be mounted on a concrete monolith with the same surface as that of the building, that the monolith be no higher than the 6-foot height shown on the detail submitted, that the width be no greater than 10 feet, and that a second 4' x 8' panel be mounted on the opposite side of the monolith to provide identification for both northbound and southbound Freeport Parkway. Because this proposed building is in the HC (Highway Commercial) zoning district, a maximum of 300 square feet of attached signage is allowed. Therefore, the eastern sign needs to be reduced to not exceed 120 square feet in order to be in compliance with our current sign ordinance standards, assuming the southern attached sign remains at 180 square feet. (3) Provision of a note for the maintenance of the Grapevine Creek floodplain (See Engineering Comments). (4) Show floodplain and label as floodplain easement.
