1. Council's Preliminary Plat approval included the following conditions:
a) On the Final Plat, placement of the fence setback note on each affected lot and
delineation of the actual fence setback line on Lots 8 and 9, Block B, to provide
more of a front yard appearance opposite Lots 8-11, Block A.
b) Inclusion on the Final Plat of the standard disclosure statement pertaining to
aircraft activity to and from DFW.
2. Show adjacent zoning on the plat.
The Homeowners Association document will have to be approved by the City
Attorney prior to the Final Plat being recorded at Dallas County.
Modify City signature blocks. Delete "approved on this day of 1998", see
attachment for exact format.
Modify Notation #2 on the plat to read "There is a 15' fence setback on comer
lots.
6. Include under the Utilities Certificate a signature block for Lone Star Pipeline.
7. Name of property owner to the west is Pacific United Development Corporation.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you auend the November 5th Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the November 5th
DRC meeting. Applicants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, November Illth to resubmit eighteen (18) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to
the Planning Department.

SECTION XI - FILING OF PLAT
After approval of the Final Plat by the Municipal Authority and correction of the
plat as required by the Municipal Authority and the Planning and Engineering
Departments, the Developer shall submit filing fees and the required number of
copies for filing with the County Clerk. The.~ copies shall bear all required
signatures of City Officials. After ~ignamm by the City Officials, the Dev~
shall complete the filing proce~ and return nine (9) paper copies and two (2)
mylar copies of the 'filed' plat to the City. Said copies shall show the volume
and page of the Map and Plat Records into which the plat was recorded by the
County Clerk. If the final plat ha~ not been submitted for signature, by City
Officials within six month~ after approval by the City Council, the plat shall be
deemed null and void, resubmittal shall be requi~., and the current Subdivido~
Regulations s~mll apply.
Approval block: The following notice shall be placed on the face of each
Prellminnry Plat by the subdivider:
"Preliminary Plat for Review Pu~oses Only"
