Gateway Boulevard is a C4U four-lane undivided collector street within a 70'-wide right-of-way. Fritz Drive (Cotton Road) is a C2U two-lane undivided collector street within a 65'-wide right-of-way, of which a small section is paved with asphalt. The proposed 1996 Comprehensive Plan show the property as suitable for freeway office use. DISCUSSION: The applicant has cooperated with the Development Review Committee to revise the site plan in compliance with engineering, fire protection, zoning and landscaping requirements. Reducing the number of parking spaces for both buildings requires a special exception from the Board of Adjustment. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the replat, subject to compliance with engineering comments, and conditioned upon modification of the site plan in the event the Board of Adjustment requires a greater number of parking spaces than those shown.
