1) Modify signature blocks (see attachmenO.
2) Landscape plans should have a summary table showing exact quantity and type of
plant material being proposed for the two sites.
3) The site plan for the 307,872 square foot building is not showing sufficient screening
for the storage area.
4) Provide a note to the effect that screening with a landscape berm screening is a
requested modification of screening requirements.
5) Revise landscape tabulations. Interior landscape applies to all vehicular-use areas.
Non-vehicular landscaping requirements are in addition to perimeter and interior
landscaping requirements.
6) Provide information as to the purpose of the drive-through window.
7) The 163,441 square foot building appears to have insufficient area devoted to
landscaping. Half of the required non-vehicular landscaping is to be in the required
front yard. Reducing the area of the building is likely to be necessary.
Note:
A. Staff written gommonts will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the March 7, 1996 Development
Review Committee (DRC) moeting.
C Each applicant will bring one new set of revised plats and plans to the March 7th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer
for the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, Mar~h 12ih to resubmit twenty-eight (28) folded
copies of revised plans, throe (3) reduced paper copies (8 1/2 X 11) and one (1) transparency
(8 1/2 x 11) of each exhibit to the Planning Department.

unless, through inaction on the part of the Planning and Zoning Commission, such Final
Subdivision Plat is deemed approved by the Planning and Zoning Commission for failure to act
within the 30-day period required by law.
