Show the zoning of adjacent properties. 2. Show the fire lanes on both lots. 3. Impact fees required. Block 1, Lot 1 Preliminary Site Plan 1. The intersection of Cotton road and Gateway Blvd. is a 3 leg intersection and not a 4 leg intersection as shown on Sheet L1.01 and Al.01., 2. The two driveways at the northeast corner of the property do not meet the City's standard for driveway spacing of 100'. Probably should eliminate the eastern most driveway. 3. Impact fees are required to be paid prior to final plat approval. 4. You should begin your driveway radius 20' from the inlet box. 5. Provide water and sanitary sewer plans. 6. Show the curb return radius. A larger radius should be provided for the truck court areas. 7. Show driveway widths. 8. Label fire lanes. 9. There is a proposed street on the north side of Gateway.
