I'C WORKS H/~/ORAND/~ DATE: March 8, 1990 TO: Taryon Bowman,_P~anning & Zoning Coordinator FROM: Russell Doy ty Engineer Gateway Business Park / Preliminary Plat (Planning & Zoning Meeting Date: March 15, 1990) We have reviewed the above referenced project and have the following comments: - Minimum of 20' (feet) utility easements are required. - The sanitary sewer collection system and its out fall into the existing 12" sanitary sewer remain to be a major concern for the development. The 12" sewer is at 80% capacity now and at full development a 24" or larger pipe will be required for this area. This item needs to be addressed. - As per the thoroughfare plan proposed Gateway Blvd. is a six lane major divided roadway with 110 feet of right-of-way and 130 feet within 300 feet of intersection. - The applicant must request an amendment to the thoroughfare plan, since Southwestern Blvd. loops into the property inconsistent with the proposed plat. - We are working with Mr. Pat Acker of Albert Halff, Project Engineer, on his request for using a Hydro-35 drainage design method instead of TP- 40 standard, as currently required by the City. We are awaiting Mr. Acker's response to my letter dated 2/23/90,in this regard. - We have no objection to this plat at this time and will continue to work with the applicant until all above comments are addressed prior to the City Council approval of the preliminary plat.
