Ladies and Gentlemen:
The above referenced final plat has been submitted to Ms. Taryon Bowman, for your
approval. As a part of this plat there are several variances and requests for your
consideration. The variances are as follows:
1. The landscaping of parkways shall be completed as the individual lots are
developed.
2. All applicable fees shall be paid by the lot owners as the individual lots are
developed.
3. Although Freeport Parkway is a secondary image zone, no trees will be permitted
along the west right-of-way because of the existing overhead electrical transmission
line.
4. Temporary drainage is to be carried by grass lined channel without concrete invert
on brick facing on headwalls. The channel is to be an enclosed pipe system as
individual lots are developed. Note: The temporary drainage channel shall be
maintained by the owner.
5. No sidewalks shall be required for this development.
An additional item for your consideration is that as a requirement of the City of
Coppell a 16-inch diameter water line along proposed Gateway Boulevard will be
constructed with this project. Per city ordinance the developer will pay for the construction
cost of this line with the City of Coppell reimbursing the owner for the oversize cost as funds
become available. Santa Fe Pacific Realty requests that the difference in cost between the
16-inch diameter water line and the 12-inch diameter water line be used to partially offset
the water and sanitary sewer availability fees as they become due on this project.
