Re: Oateway Business Park - Preliminary Blat
Dear Ms. Bowman:
Please find attached 15 copies of the above referenced preliminary plat and plans
revised per city comments along with I copy of the water and wastewater demand analysis
for this project. This data was submitted for review on January 19, 1990. We have
requested that this plat be scheduled for the March 15, 1990 Planning Commission
Meeting. Also please find enclosed the subdivision application and preliminary plat fee
of $112.00.
All City. comments from the advanced submittal of the preliminary plat and plans
have been addressed with the exception of preparation of conceptual landscape plans.
Landscape design is currently underway and will be submitted as soon as possible.
Please note that a revision to the master thoroughfare plan has already been
requested thru this project. In addition we are requesting the following:
1. Overhead power to be allowed along the back and side property lines of the
project with the understanding that no overhead power will be constructed
across or within street right-of-ways within this project.
2. The landscaping of Parkways shall be completed as the individual lots are
developed.

3. All applicable fees, shall be paid by lot owners as the individual lots are
developed and replatted.
4. That temporary open channel drainage will be allowed without a concrete
pilot channel. In addition that brick facing on the headwalls be eliminated
for the temporary drainage structures. These channels will be enclosed in
a pipe system as the property, is developed. The headwalls will not be visible
from the roadways.
The Owner's current plan is to retain ownership of the land and lease sites to
tenants, therefore, no property owners association will be formed.
