Final Plat and Plans Review
Gentlemen:
We have reviewed the above referenced project for conformance
to City of Coppell standards and prior to recommending
placement on the P & Z or Council agenda, the following items
need to be addressed.
On Samuel Boulevard, the temporary asphalt connection
should be provided with a 20:1 taper for safe merging of
traffic. The 100' shown is inadequate.
2. The storm drainage system, designed as a five-year storm
frequency raises a question which affects the property to
the north. What happens to the overflow when pipe
capacity is exceeded? Samuel Boulevard is not presently
capable of carrying any additional flows beyond its
present capacity. Would the overflow be substantial
enough to "jump" the curb along the north side of the
project? If so, what impact will this have on any
development that would be proposed?
3. At the ditch along Sandy Lake Road, near the end of the
proposed 45" RCP, how far will it have to be graded to
provide positive drainage? Provide a typical cross
section of the ditch, adequate to carry the anticipated
flows. Will the downstream pipes be adequate to handle
the flows, or will they have to be increased? Provide
brick or masonry headwall as per subdivision ordinance.
4. A site plan indicating dimensions of drives, parking,
radii, etc., should be provided.
5. If the city is to maintain and accept the sanitary sewer
main, no curves will be allowed. Additionally, manhole
spacing shall be 500 feet maximum.
6. Locate the fire hydrants, along Samuel Boulevard and
Sandy Lake Road, one-foot off the property lines, 3'-5'
off edge of pavement. Add an additional valve on the
water line in the vicinity of the "L" shaped building.

The existing ditch along the east side of Samuel
Boulevard will be "filled in." What happens at the north
drive of the project? Is there a culvert proposed, or
will it sheet across this drive? What happens after it
goes past the north end of the property? Is there a
storm system in Samuel Boulevard at the present?
As soon as these items are satisfactorily addressed, the
project may be submitted through the proper City channels for
review/approval as a final plat. If you have any questions,
