Re: Georgetown Plaza
Dear Mr. Wankum:
In response to your letter of February 7, 1985 regarding subject project
we offer the following information. Each item below corresponds to your
item numbers in your letter.
1. The temporary asphalt connection has been changed to
have a 20:1 taper.
2. The storm sewer system is designed in accordance with
the subdivision ordinance of Coppell. Any difference
between the 100 year flow and the 5 year flow will be
contained within tile 6" curbs of the paving section
and will proceed to the existing ditch along Samuel
Boulevard. There is also a solid masonry wall proposed
along the north property line of project which would
prohibit any water from entering the property to the
north. Additionally no more water is being discharged
into the existing ditch along Samuel Boulevard than.
goes there at the present time.
3. The ditch along Sandy Lake Road from the end of the pro-
posed 45" R.C.Pipe will be approximately 230 feet as
shown on the revised profile. The cross section of the
proposed and existing ditch are shown on the profile
sheet. An additional 21" R.C.Pipe will be installed
under the Meadow Run intersection to facilitate the 5
year flow across the intersection. Headwall details
have been added to the storm sewer plans.
o
The site plan showing all dimensions and walls have been
previously submitted by the architect.
- 5. The sanitary sewer has been revised to meet the require-

ments for city maintenance.
The fire hydrants have been located as specified and
the valves added. These items have been changed on the
water and sanitary sewer plan.
o
The small amount of water which we do not pick up in
inlets will sheet flow across the north entrance and into
the existing ditch along Samuel Boulevard. The existing
storm sewer systems available to pick up water from
Samuel Boulevard drainage are shown on the drainage area
plat (Plate No. 5). The surface flow from Samuel Boule-
vard and this site must go to those systems. We are only
contributing approximately one-half acre of area to the
street surface flow, of which at least half is grassy
area. A surface flow of 3 c.f.s, is no more than that
which is presently floWing into the ditch.
We are submitting four sets of revised plans to Mark Sweeney today and are
including one set to you with this letter. It is our understanding that
with these revisions and explanations, the final plat will be scheduled on
the February 21, 1985 agenda of the Planning and Zoning Commission for
Coppell.
Thank you for your assistance i'n this matter.
Very truly yours,
DMD/sc
