Requesting preliminary plat approval for
Georgetown Plaza
APPLICANT:
Giller Land Corporation represented

The applicant is requesting preliminary plat approval for the Georgetown
Plaza Shopping Center. The site consists of 493,883 sq. ft. or 11.3 acres.
Dedicated right of way is 20,810 sq. ft leaving a net land area of 473,073
sq. ft. The building will have 121,000 sq. ft. of floor area leaving
352,073 sq. ft. of land area for parking. Taking into consideration the
5% landscaping required in the parking area, a minimum of 18,600 sq. ft.
is required. The site plan indicates that 20,000 sq. ft. will be utilized
for landscaping.purposed exceeding the minimum by 1400 sq. ft. The applicant
intends to have'elevations and profiles of the building and screening wall
during their presentation.
STAFF EVALUATION:
The plat meets all zoning district regulations for preliminary submittal.
In regard to the subdivision regulations, Ginn's office had six comments
for this plat which the applicant has been consulted on and has consented
to the revisions. The staff recommends approval of this preliminary plat.
PLANNING AND ZONING COMMISSION:
The P & Z Commission recommended approval (4-0) of this preliminary plat
for a 121,000 square foot neighborhood shopping center.
