BEING a 50 foot wide strip of land situated in the Edward
Cook Survey, Abstract No. 300 in the City of Coppell, Dallas
County, Texas, and being part of that tract of land conveyed
to Triland Investment Group by special Warranty Deed recorded
in Volume 83250, Page 451, Deed Records, Dallas County, Texas
and being more particularly described as follows:
Commencing at a point of intersection of the east line
of MacArthur Boulevard (a 100 foot right-of-way) with the south
line of Village Parkway (a 60 foot right-of-way); Thence along
the said south line of Village Parkway the following courses
and distances; N. 87039'53'' E., 306.51 feet to the beginning
of a curve to the left having a central angle of 43°38'15'' and
a radius of 533.60 feet; Thence along said curve 406.40 feet;
Thence N. 44001'38'' E., 145.47 feet to the beginning of a curve
to the left having a central angle of 59°08'40'' and a radius
