Dear Sir/Madam:
This letter is to inform you that the Grand Car Wash, 2nd Replat of Riverchase Plaza, Phase
I, Lots B-D, to create a single lot that will allow the development of an 8,447 square foot car
wash building and a 4,200 square foot detail building, as well as abandoning portions of an
existing fire lane and an utility easement, on 3.775 acres of property, plus an additional lot for
future retail development located at the southeast comer of MacArthur Boulevard and Riverchase
Drive was approved by the Coppell City Council on Tuesday, April 8, 1997.
This Replat must be filed with the Dallas County Plat Records Department. Approval is valid
for six (6) months. If the Replat has not been filed for record with the County prior to October
8, 1997, the replat shall be deemed null and void and resubmittal shall be required. See the
attached checklist for the requirements for executing Final Plats and Replats.

FILING OF EXECUTED FINAL PLATS AND REPLATS
PROCEDURES
FoilowlnR approval of the final plat by the City Council, and correction of the plat as
required by the City Council, the information Hsted below must be completed prior to
submL~ion of the F'mal Executed Plat to the Planning Department.
· Original signatures on ali plats. Names must be typed or printed below each
· Signature block of Utility Companies, with original signatures of each
representative.
· Ten (10) paper copies and two (2) mylars. Paper copies must be folded. You
may submit additional copies for your use; however, one (1) paper copy will
remain with the City prior to f'ding and, after filing, nine (9) paper copies
and two (2) myiars must be returned to the City.
· Clear film positives, 1 each; 1" --- 600' and 1" -- 200' of the parcel only. (For
plats larger than 20 acres).
· Three (3) 8 1/2" x 11" sheet size, reduced copies of the executed plat.
· Transmittal letter, including the name and telephone number of contact
· All blank spaces completed, with the exception of the signature of City
Officials.
When the information listed above is complete; submit ten (10) bluelines, two (2) myiars
and a transmittal letter to the Planing Department. It wm take approximately 3 - 5 weeks,
to review and obtain signatures. Once the proper signatures have been obtained, the
PINnnltlg Department will telephone the person listed as representative or contact to pick-up
the plats.
The representative shall submit filing fees and the required nnmber of copies with the
County Clerk. The applicant completes the filing process and returns the required number
of f'ded copies, reduced copies and clear film positives to the Planning Department. Said
copies shall reflect on each sheet, the volume and page of the Map and Plat Records into
which the plat was filed by the County Clerk. If the f'mal plat has not been submitted for
signatures by City Officials within six (6) months al~er approval, the plat shall be deemed
null and void, resubmittal shall be required, and current subdivision regulations apply.
