Minor Plat
1. Revise lot description noted on plat. Staff would suggest the applicant rename
plat to Lot 1, Block l/A, Grandy's Addition. The property,' to the northwest is
already known as Lot 2, Block A, To~vn Center West.
2. Revise street name North Texas Court on plat and vicinity map to correctly
indicate the new street name of Fitness Court.
3. The previously submitted plat indicated that two 10' sidewalk and utility
easements were present along Denton Tap Road. One of the easements, which
actually dead-ended within the property, was to be abandoned by separate
instrument. (Noted as 10' sidewalk and utility easement, Vol. 98118, Pg. 00037.)
Please show the easement and indicate that it ~411 be abandoned by separate
instrument.
Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide
reasons why staff recommendations shouM not be Jbilowed when you attend the
November 1st Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets' of revised plats and plans to the November 1~t
DRC meeting. Applicants will be asked to show, explain, and defend an), revision. A
representative for this project is required to attend the meeting.
C Applicant will have till noon Tuesday, November 6th, 2001 to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1.'2 X 11) and a .JPEG
file or PowerPoint Slide of each exhibit to the Planning Department.
