Lot I, Block 1. Minor Plat. to allow the development of an approximately 3,000 square-foot restaurant on 1.39 acres of property located at the northwest comer of Denton Tap Road and Fitness Court (North Texas Court), was recommended tbr approval by the Coppell Planning and Zoning Commission on Thursday. November 15, 2001, subject to the following conditions: 1) Show the proposed Lot and Block numbers within the Title block of the plat. 2) Provide a note on the plat indicating the volume and page (Vol. 98118, Pg. 00037) of the existing utili~' easement which extends from Fitness Court and ends toward the middle of the site and that it will be abandoned by separate instrument. 3) Increase the width of the proposed 10' water easement to 20'. The date scheduled for consideration by the Coppell City Council is Tuesday, December 11, 2001, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application.
