I am attachin8 a copy of the response form for the requested phase I replnt, It applies to
both the C~ibbs Station Phase I nad 2 replats. I support thc relocation of the rear property
lines along Denton Creek, as long as the current home owners ~ agree to the property
line relocatio~ In those areas wh~re the homes have nm yet been sold, the prospective
buyer should make the determination if he or she will accept the responsibilities, benef~s
and linbih'ties associated with the lnr~ lot size along the Cr~k.
How~-~r, I do not support fixing responsibih'ty for maintaining the area or any of the
structures along the creek on the ~ of Coppell Home Owners Association. Since the
responsibility of the Assooiation is to maintain the common areas within the Associations
jurisdiction and since I, as an Associalion member, will not be able to legally access thc
area along the Creek on a routine basis, the area along the Cre~k cannot be considered
conmmn area. It is thus gl~ not the reaponsibility of the Aasociation. In fact, I could
propos~ that the situation be h~dl, d in the same manner as placing new sidenvalks and
other ~ity ordnance rnand~ed imismvsments in and around existing homes and buildings.
That cost, I understand, is the raalmmibility of the individual property owners since they
are the ones receiving the benefit of the improvemants.
Please convey these ~houghts to the City Council this ~vening as I will not be able to
personally attend the meeting, Thank You.
