RE: Gulf United Industries Addition, Preliminary Plat
Dear Sirs:
This letter is to inform you that your request for approval of Gulf United Industries Addition,
Preliminary Plat, located at the northwest corner of Royal Lane and Bethel Road, was approved
by the Coppell City Council on Tuesday, January 10, 1995. The following conditions apply:

Typical utility easements will be needed;
landscape plans will require seals and quantity breakdown;
a fire lane will be required through the south parking lot;
the building will be sprinklered;
typical fire hydrant locations must be met;
landscaped setbacks (10 feet) with 3' high screening is required along the west
property line where parking is shown;
common driveway easement, drainage system/easement, and additional 5'
easement along Royal Lane need to be shown on the face of the Plat; and
escrow will be required for Bethel Road.
Also, the two variances you requested regarding delaying the construction of sidewalk along
Royal Lane until deemed necessary by the City Engineer and the landscape screen being allowed
in lieu of a masonry screen wall along the loading area were granted.
