The following conditions apply: 2. 3. 4. 5. 6. o Typical utility easements will be needed; landscape plans will require seals and quantity breakdown; a fire lane will be required through the south parking lot; the building will be sprinklered; typical fire hydrant locations must be met; landscaped setbacks (10 feet) with 3' high screening is required along the west property line where parking is shown; common driveway easement, drainage system/easement, and additional 5' easement along Royal Lane need to be shown on the face of the Plat; and escrow will be required for Bethel Road. The date scheduled for consideration by the Coppell City Council is Tuesday, January 10, 1995, at 7:30 p.m. A representative for this case must be present at this meeting.
