December 1, 1994 Mr. Gary Sieb City of Coppell 255 Parkway Boulevard Coppell, Texas 75019 Re: New Gulf Bearing Facility Coppell, Texas GDA Project No. 94049 Dear Mr. Sieb: We are in receipt of the November 22, 1994 City of Coppell Staff Comments regarding Gulf United Industries Preliminary Plat application. The following actions have been taken: Building Inspection Comments: Parking has been adjusted to allow for 10 foot landscape setback on west property line. o Request for landscape screening in lieu of masonry screen wall along loading areas has been added to the preliminary plat. Planning Department Comments: Requirements for irrigation and landscape noted will be addressed in the plans submitted for building permit. TU Electric and Lone Star Gas Comments: Preliminary load requirements are provided in the attached letter dated November 28, 1994, from Basharkhah Flower, Inc., the MEP engineering consultant for the project. Please advise regarding utility easement requirements. Fire Marshal Comments: 1. Fire lane has been added to the South parking lot. 2. The building will be fully sprinklered. Mr. Gary Sieb December 1, 1994 Page -2- o A knox box will be installed; is this item provided by the Fire Department? Please indicate where you would like it to be located. Per conversation between Brockette Davis Drake (civil engineer), and Troy Glidewell, the existing fire hydrants around the perimeter of the site provide the necessary coverage. No additional fire hydrants are planned at this time. Engineering comments: Preliminary Plat: Common access easement 15' wide x 60' deep, is provided at the north and south ends of the west property line. A letter requesting the adjacent property owner provide a symmetrical easement on their side of the property line has been sent and is attached for your information. 2. A 20' drainage easement has been added to the plat. o The existing 300' x 10' easement at the northwest corner of Royal Lane and Bethel Road is to remain. A 5' sidewalk/utility easement has been added to it along its entire length. Paving and Drainage Plan: o The design team recommends the left turn lane allow for 100 feet of storage; this should accommodate the traffic expected at the new facility. lhe grades have been revised. Brockette Davis Drake has reviewed the water discharge onto Royal Lane - the existing drainage system appears to be adequate for the volume anticipated. Water and Sanitary Sewer Plan: 1. A waste water access device will be provided. 2. Bores will be specified dry bore only.v' The 6" water line is provided to the building to service the automatic fire sprinkler system. Exact entry point to the building has not been determined. Mr. Gary Sieb December 1, 1994 Page -3- Landscape Plan: 1. Visibility sight lines are shown on the landscape plan. Proposed Site Plan: 1. Parking spaces are 9' x 18' with a 2' overhang for a total of 9' x 20' = ~ 180 S.F. The east drive out of the loading area along Royal Lane has been changed to a 30' radius on the south edge, the south drive out of the loading area has been changed to a 30' radius on both edges. o Brockette Davis Drake has checked the turning radius at the north drive along Royal Lane; 10' radius is adequate for automobile traffic.
