Re: Park Place Final Plat and Engineering - Approval of Alternate Maximum Slope
Dear Mr. Ratliff:
On August 30, 1990, our engineers were advised by the city staff that the referenced plat and
engineering must be accompanied with a request for approval by the City of alternate condition
from the standard maximum slope criteria of 5%. On this particular piece of property some of
the slopes over the approximately 500 feet of the property adjacent to Sandy Lake Road exceed
the 5% in their natural condition. On development of this property the streets and alleys have
to come down the hill off of Sandy Lake Road and follow the natural contour of the land.
This letter is to request approval of the City of alternate slope conditions for this plat of
engineering to allow Park Place to be developed in conformity to existing natural terrain. The
slopes of the streets and alleys upon development, which are in excess of 5%, range from 5.2%
to 6.5%, with an average around 5.75%.
The particular approximately 7 acre area that is the location of these slopes is also the location
of a heavy mature stand of hardwood trees which we plan to maintain as much as possible
during development. These trees would be completely destroyed if the natural slopes had to be
altered.
Therefore, we request the City approve the development of the Park Place Addition with an
alternate slope condition that the streets and alleys may be constructed in the manner reflected
on the final plat of engineering that has been submitted to the City for its approval. This
alternate slope condition approval is absolutely necessary for this project to be developed in an
economically feasible manner for the market for which it is intended. For that reason I must
request that the approval of this alternate slope condition be added to the list of items requested
for approval in our August 27, 1990 letter to you on other matters.
