Re: Re-submittal PD-162R, Archon Apartments
Dear Gary,
We appreciated the opportunity to review our proposed development on Beltline.
Concurrent with this letter, we are providing 28 sets of bluelines, three (3) sets of 8-1/2"
x 11" copies and the color board as requested. The color board submittal is intended to
be representative of the exterior facade brick and trim color. Subject to availability of
brick and imperfections in color consistency by the manufacturer, the colors presented
fairly represent the finished product, but some minor deviations in tone may occur.
Our re-submission has incorporated almost every recommendation and comment from
staff review and the DRC meeting last Tuesday. There are some exceptions and
issues not resolved. I have listed below the pertinent items and explained our position.
If there are any questions prior to the P&Z hearing, please call me.
1) Hike and Bike Trail easement
We are prepared to grant an easement, but based upon the DRC meeting, a
significant number of issues were raised. Because the issues are significant, we
have removed the initial proposed easement location from the site plan and plat.
The issues include:
a) location of pedestrian bridge over the drainage ditch
b) responsibility for construction and maintenance of the trail
c) determination of easement trail width, surface material and landscaping
d) liability issues from use by the general public.
2) Power line on Beltline
This TU Electric power line is in the City's R.O.W. and is not a part of our P.D.
application. The location and type of installation of power lines in City R.O.W.
easements are the responsibility of the City.

Street lighting on Beltline and the traffic light signalization at the intersection of
Beltline and our development
We are willing to absorb our fair share for signalization of this intersection and for
street lighting at the intersection. Our site plan configuration is based upon the
City's stated willingness to construct the signal light. We request that the City (i)
establish a cost for this work (ii) set the portion of the cost you proposed we
absorb and (iii) establish a schedule for the installation.
Gary, thanks again for your help through this process. Archon is dedicated to building
quality developments and is committed to be a good corporate neighbor in the City of
Coppell.
