Provide the floodplain note and signature block. 2. Provide additional right-of-way for a 100' taper and 100' storage deceleration lane for the entrance driveway. 3. Show the firelanes with a minimum 24' wide, with a 30' inside radius, and outside radius of 50'. Also provide bearings and distances. 4. Provide the franchise utility signature block. 5. Impact Fees are required. 6. Delineate the 100 year floodplain. No development will be allowed in the floodplain unless a flood study is submitted and approved. 7. Provide the minimum finish floor elevation for all the buildings. The finish floors must be a minimum of 2' above the 100 year floodplain. 8. Show all drainage and utility easements i.e. for water meters and vaults. 9. Show the 20' Hike and Bike trail easement. The location must be approved by the Leisure Services Division. Site Layout 1. Permission must be provided from the Trinity River Authority (TRA) to connect to their sanitary sewer line. 2. All bores shall be dry bores. 3. Fire hydrant locations must be approved by the Fire Marshall. 4. Permanent erosion control must be provided at all storm sewer outfalls. 5. A letter of permission must be received to discharge into the levee district on the south side of the property. 6. The proposed 12" sanitary sewer line adjacent to Belt Line Rd. needs to be in the right-of- way or in an easement. 7. Provide an 8' wide brick paver band for driveway adjacent to Beltline Rd. 8. Provide conduit and traffic pull boxes at driveway for possible future traffic signal. 9. If not existing, a left turn lane must be constructed in the median on Beltline Rd. 10. Provide a drainage area map for the development. Site Plan 1. Show the 8' wide brick paver band at entrance drive. 2. Driveway width should be a minimum of 24' wide. 3. Provide a deceleration lane on Belt Line Rd. with a 100' taper and 100' storage lane. 4. The location of the Hike and Bike trail easement must be approved by the Leisure Services Division. 5. Show a 5' sidewalk along Belt Line Rd. The sidewalk should be located 1' off the property line. 6. Show the sight visibility triangles at entrance driveway. 7. Show where the 100 year floodplain limit is on the east side. 8. There needs to be discussion about participation in the cost of the proposed traffic light at Fairway Drive.
