Revise Title Block to eliminate wording "Zoned SF-7". Revise name of the Subdivision to be Heartz Road Subdivision, Lot 3, to eliminate any confusion with the adjacent Lots 1 & 2 of the Heartz Road Subdivision. Revise Utility Company Signature Block to show GTE as Verizon, Paragon Cable as AT&T Broadband, and TXU Electric and Gas as Oncor. Revise City Secretary Signature Block to read (third line) "No. 2 subdivision or addition to the City of Coppell was submitted to the City on the __ day of ," Revise plat to show the required front yard setback with a dashed line and dimension, which is 25' from the front property line along Hearts Road. Revise plat to show the fight-of-way width of Sandy Lake Road at this location, which is shown to be 97.5' wide. The recorded plat for the properties to the south show a ½" R.F. just inside the rear property line on the subject site, which marks the location of the lot line of the property behind the subject site. Please review the attached copy of the plat. Revise tree survey to show an approximate building footprint, indicating the trees which may be removed as a result of development. As shown, an approximate 5,456 sq. ft. residence may fit on the subject lot without disturbance to the existing trees. It is possible that no trees will be disturbed as a result of development; however, if trees must be disturbed they will be mitigated at the time of building permit. Subdivision Ordinance requires that alleys be constructed in all residential subdivisions. The subject residential subdivision does not possess an alley. Does this Minor Plat need to go to Council in order to waive the alley requirement? Any special notes that should be placed on the plat? Revise City Secretary Signature Block to read (third line) "No. 2 subdivision or addition to the City of Coppell was submitted to the City on the __ day of ," Provide a note on the plat reading "Section 1 of Appendix C of the Coppell Subdivision Ordinance (Streets and Alleys) is not applicable to the subject property. The subject site was in existence prior to the implementation of the alley requirement outlined in the noted section." Note: A. C. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Each applicant will bring two new sets of revised plats and plans to the February 7th DRC meeting. Applicants will be asked to show, explain, and defend any revision. A representative for this project is required to attend the meeting.
