Box 478 Coppell, Texas 75019 972-462-0022 Mr. Paul Chapel Haldeman, Powell and Partners 15303 Dallas Parkway, Suite 300 Dallas, TX 75248 RE: IAAM Headquarters, Lot 1, Block 1, Preliminary Plat and Site Plan Dear Mr. Chapel: This letter is to inform you that the IAAM Headquarters, Lot 1, Block 1, Preliminary Plat and Site Plan, to allow the development of a 38,567 square foot office building on 4.377 acres of property located along the south side of Fritz Drive and along the north side of I.H. 635, were recommended for approval by the Coppell Planning and Zoning Commission on Thursday, March 18, 1999, subject to the following conditions: Preliminary Plat approval: 1) Show ADA ramps at driveways. 2) A 20' drainage easement will be needed for off-site drainage. Site Plan approval: 1) Specify colors of all building materials which are graphically shown on color board. The date scheduled for consideration by the Coppell City Council is Tuesday, April 13, 1999, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is 12 noon, Wednesday, March 31st. Therefore, please submit 17 folded copies of the revised drawings, plus three (3) 8 1/2 x 11 paper reductions on or before that date. The drawing which requires change in order to comply with the Planning and Zoning recommendations is: Preliminary Plat. We also need by 12 noon, Wednesday, March 31st, 17 additional copies of the Site Plan, Landscape Plan and all four sides of the building elevations, plus color renderings to forward on to Council.
