Box 478 Coppell, Texas 75019 Re: Highland Meadow Addition - Ordinance 297-A-7 Dear Mark: I had an error in the Highland Meadow Zoning Ordinance called to my attention by one of my builders. The section in question deals with the landscaping requirements for each individual home. At the time the zoning request was originally submitted to the Planning and Zoning Commission, the development standards we submitted required the front yard landscaping for each house to be in place upon completion of the dwelling. However, at the request of the builders, I changed the request in the public hearing before the PIanning and Zoning Commission to require that the landscaping improvements in the front yards be completed upon occupancy of the dwelling. At the public hearing, we presented to the Planning and Zoning Commission revised Development Standards incorporating that change. The purpose of this change, of course, is to avoid the impractical situation of the builder having to landscape a front yard and maintain that landscaping before there is actually anyone living in the house. Enclosed is a copy of a letter you wrote to me dated August 29, 1984 so I could confirm the zoning to my lender. You will note the change was reflected in the Development Standards attached thereto. In spite of this, when the ordinance was drafted, the original language from the original submission requiring the landscaping upon completion of the house was somehow included. I have enclosed a copy of the zoning ordinance for your convenience. I would appreciate it if you would write a letter to me confirming that it is acceptable to complete the landscaping requirements 6350 LBJ FREEWAY / SUITE 228 / DALLAS, TEXAS 75240 / PHONE (214) 233-5771 Mr. Mark Sweeney April 25, 1985 Page 2 upon occupancy of the dwelling, which was the manner in which the zoning was approved.
