IAAM/PP,SPRv-DR 990225 City of Coppell Development Review Committee Comments Planning Department IAAM Headquarters, Lot 1, Block 1, Preliminary Plat and Site Plan Review DRC Date: February 25, 1999 Planning & Zoning Commission Meeting: City Council Meeting: April 13, 1999 March 18, 1999 '~ Change the title block to read as "Preliminary Plat". Adjust the following items on the Site Plan: a) ,4ntemally illuminated channelized letters on the monument sign is not allowed. ~o) Correct Fritz Way to Fritz Drive. ~c) Relocate the dupster so that it does not encroach on the 60' building setback adjacent to I.H. 635. cd) A single row of parking can not contain more than 15 parking spaces. Correct the single parking row facing I.H. 635 to show 15 spaces not 16 spaces. Revise the following items on the Landscape Plan: a) ~' Substitute a number of plant materials listed on the Plant List with those listed on the City's approved Plant Palette (i.e. White Ash, Dwarf Burning Bush and Maidengrass not listed on city's list). b) v' Provide a 30" high hedge or berm to screen the parking row facing I.H. 635. c) ~ Under the Parking Lot Interior calculations break out the number of trees you are providing for the planting islands and the number of trees required by the tree ratio (1:400 sf of interior landscape area). 'd)~Under the Landscape Perimeter calculations show the actual square footage being required and provided. Bring to the March 4th DRC meeting a color board sample of all exterior-building materials. Note: A. B. Co Staff written commems will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the March 4th Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the March 4th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, March 9th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
