RE: Hager Container Addition - Final Plat
Dear Mr. Hag,r:
This letter is to inform you that your request for applications of a
preliminary and final plat for the Hager Container Addition, were
approved with variances by the City Council of the City of Coppell on
September 13, 1988.
The stipulations for approval are as follows: "... placing a building
line restriction on the north side of the property of thrity-six (36)
feet."
The approved variances are as follows:
Request that a full flow water meter not be required on the
water line that is to be used exclusively for fire service
requirements.
Request that the assessment for water and sewer fees be
limited to the office area of the building for calculating
associated fees.
Request that the requirements for landscaping, which affect
this tract, both conceptual and detailed, be determined upon
submittal of a Building Permit Request.
Request that the water and sewer availability fee be assessed
(100%) at the time of a Building Permit Request. For fee
calculations, we request that the area of "variance request
No. 2" be used to determine the associated cost.

Request that the dedication of an additional 5 ft.
right-of-way width, to the total 100 ft. right-of-way width,
be in the form of a 5 ft. utility easement.
Request that we be allowed to construct a main building and
accessory building in excess of 72,000 square feet, permitting
B-2 occupancy, type IIN construction, fully sprinkler,d, as
defined does not exceed the 2:1 Floor to Area Ration set per
the current Zoning Ordinance. Note a letter from the Building
Official on September 7, 1988, for more specific conditions
and concurrence.
In reference to variance #2 and #4, the associated fees based upon an
office area of 8,000 square feet, is a total of $480.00. This total
amount will be due at the same time at which your building fees are
assessed.
We received a payment of $300.00 for three (3) water taps on October 14,
1988. Additionally, the Coppell Subdivision Ordinance, Section XVI, E,
states "The developer shall pay a Construction Permit Fee to the City to
compensate for the cost of construction review and inspections". This
amount is equal to 100% of the filing fee for the final plat, which
based on the final plat fee, is $263.56.
