August 3, 1988 City Council City of Coppell 255 Parkway Blvd. Coppell, Texas 75019 RE: Request For Variances Hager Container Addition Coppe11, Texas Dear City Council: On the request of Hager Containers, Inc., we are in the process of pre- paring a plat of a 4.675 acre tract that is located approximately 1000 ft. east of S.H. 121 and 1000 ft. south of Thweatt Road (Sandy Lake Road) along the east side of Royal Lane. Hr. Ted Hager has stated that he does not plan to develop the tract immediately; but, he does plan to develop within the next 2 to 6 years. Due to the construction timing, to occur at a later date than the filing of the £inal plat, we are requesting, on behalf of Hr. Hager and Hr. ~ark Conne11, that the following variances to the subdivision ordinance be al- lowed in conjunction with the approval of said plat. 1. Request that a full flow water meter not be required on the water line that is to be used exclusively for fire service requirements. 2. Request that the assessment for water and sewer fees be limited to the office area of the building for calculating associated fees. 3. Request that the requirements for landscaping, which affect this tract, both conceptual and detailed, be determined upon submittal of a Building Permit Request. 4. Request that the water and sewer ava/lability fee be assessed (100%) at the time of a Building Permit Request.
