Box 478 Coppell, Texas 75019 214 - 462 - 0022 September 7, 1988 Ted Hager Hager Containers, Inc. 12855 Valley Branch Lane Dallas, Texas 75234 Dear Mr. Hager: Hager Containers has requested approval to construct a 98,000 square foot building with a sixty foot minimum setback from three property lines. The proposed building would be set back twenty- four feet from the north property line. The building use has been determined to be a type B2 occupancy and the proposed building is a type II-N structure. The building will also contain an automatic sprinkler system. The structure will consist of two floors. The first floor will have an area of 94,000 square feet while the second floor will be 4000 square feet. In order for a building as described above to be constructed, there must be a sixty foot setback from the building to all property lines. Mark Connell has proposed that a thirty-six foot easement be dedicated parallel to the northern property line of Hager Containers. The easement would be granted to effectively allow a sixty foot setback on the northern side of the Hager Containers property. As a result, however, thirty-six feet of property on the south side of the land north of the Hager Containers property could not be used in the calculation for building setback requirements. The north portion of the easement would be considered as the property line for development north of the Hager Containers tract. The City of Coppell does not object to allowing the easement alternative to be used in calculating building setback requirements for the Hager Containers building.
