HISTORY:
City Council approved the preliminary plat on September 9, 1997.
TRANSPORTATION:
East Belt Line Road is a PD6 6-lane divided major arterial
thoroughfare built within a 120'-wide right-of-way.

COMPREHENSIVE PLAN:
The Comprehensive Plan previously showed the property
suitable for light industrial/showroom uses. However, on
September 9, 1997, City Council amended the
Comprehensive Plan to show the property suitable for high-
density residential uses.
DISCUSSION:
The proposed final plat comforms with the preliminary plat previously
approved, except for a minor relocation of a fire lane.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval subject to the applicant providing
documentation from the Valley Ranch Associations concerning private
restrictions.
