TRANSPORTATION: East Belt Line Road is a PD6 6-lane divided major arterial thoroughfare built within a 120'-wide right-of-way. Item # 15 SURROUNDING LAND USE & ZONING: North - South - East - West - Railroad, vacant; A and MF-2 Grapevine Creek, single-family residential development; City of Irving vacant floodplain; LI Garden center, self-storage warehouse; LI COMPREHENSIVE PLAN: The Comprehensive Plan previously showed the property suitable for light industrial/showroom uses. However, on September 9, 1997, City Council amended the Comprehensive Plan to show the property suitable for high- density residential uses. DISCUSSION: The proposed final plat comforms with the preliminary plat previously approved, except for a minor relocation of a fire lane. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval subject to the applicant providing documentation from the Valley Ranch Associations concerning private restrictions.
