RE: Archon Apartments - Valley Ranch on Beltline
Dear Mr. Kinzer:
lhank you for attending the architectural committee meeting to discuss the Archon Apartment
project located on Beltline Road in Valley Ranch. After reviewing the information required in
the letter dated January 23, 1998 the Architectural Committee noted the following:
· Parking - storage area to be placed in the center of the complex, need a letter regarding the
variance granted by Coppell - A letter dated February 6, 1998 from City of Coppell states no
variances were granted.
· Hike and bike trail - it was noted Coppell is requiring a trail around the west side of property
and in front of the property. All property landscape plans will be referred to the Valley Ranch
Landscape Architect Consultant, no determination regarding landscape issues was made.
· Brick wall - six foot columns, v~'ought iron, will have limited access gates, and use Valley
Ranch brick. Brick fence material must be Valley Ranch brick. The request for a variance to
use a different brick was denied.
· Regarding the roof shingle, weather wood composition shingle was recommended. The Elk
weatherwood composition shingle presented on the color board was approved.
· Need sample of building brick, manufacture name and color. The color board building brick
was approved.
· Need to submit garages and carport designs and schematics. The ARC determined gable roof
style would be acceptable, however the ARC required a cut sheet be submitted before making
a determination. No decision was rendered on carports. Please submit cut sheet.
· Need primary sign details, size and location. The monument sign conceptual drawing
presented was incomplete. The ARC required sample materials be submitted. No decision
was rendered on the monument sign.
· In addition the ARC requested all exterior signage, with color board and map to be submitted.

The concept board submitted was approved. However, if changed, it was agreed a mock up
will be placed on property for the ARC to review and make a determination.
The decisions and architectural approval noted in this letter relate to Phase I of the Archon
Apartments annexed into the Residential Association. Phase II of the apartment community is
subject to annexation, as well as architectural approval.
Please bc advised that the Architectural Review Committee does not warrant improvements
including structural design, functional concerns, and building code compliance. It is the
responsibility of the homeowner to ensure the quality of craftsmanship and materials, to gain
proper approvals from appropriate local government officials, and to verify the adequacy of
design.
Please note that deviation from the approved submittal may require resubmission to the
Architectural Review Committee.
