At the request of the developer, I am providing you verification that the Coppell City Council
granted no variances to its subdivision regulations in connection with its approval of the Final
Plat of Gunner Subdivision. As to the zoning, under state law the body empowered to grant
variances is the Board of Adjustment. I can assure you that the Coppell Board of Adjustment has
granted no variances to the zoning ordinance, because the Coppell Zoning Ordinance does not
authorize the Board of Adjustment to grant variances within a Planned Development District.
Each Planned Development District is a district of itself. Each varies from the other, and each
may or may not bear any relationship to any other zoning district within the City. City Council
approved the zoning on the property within the Gunner Subdivision as Planned Development
District 162 by Ordinance 91500-A-182. Development within Planned Development District
162 is required to comply with all regulations stipulated in Ordinance 91500-A-182 without
variance.
