II. COMMENTS/RECOMMENDATION:
You will recall from your previous discussions of this item, Mike Allen
has alluded to a letter of agreement he sent to me concerning the
dedication of right-of-way for MacArthur Boulevard. We have attached a
copy of this letter, please note that we did not execute nor return the
agreement to Mr. Allen. It is staff's recommendation that City Council
require dedication of the right-of-way from MacArthur Boulevard at this
time. Mr. Allen wanted to postpone dedication of this right-of-way and
make the dedication at the time the property east of MacArthur is
rezoned. We cannot recommend this course of action. We, therefore,
have placed that item following your consideration of this plat. One
possible alternative, but one that we do not strongly recommend, is that
you obtain only half of the right-of- way with this plat and the other
half at the time the other property east is platted. This approach
might end of requiring we purchase the right-of-way should Mr. Allen and
Univest not come forward with a plat on that property at the time the
right-of-way is needed.

GENERAL DESCRIPTION: Applicant is requesting approval of a preliminary
plat for 9Z Single-Family lots on ZZ.68 acres of land. Planned Development (PD-103)
was approved by City Council on November 10, 1987, but the preliminary plat was
remanded to Planning and Zoning for re-consideration. The City Council has re-
quested this plat to return to the P]~nuing and Zonin_~ Docket for consideration.
now that the lake and zoning issue has been resolved.
STAFF RECOMMENDATION: S]aff recommends the ri?ht-of-way for MacArthur
Boulevard to be didicated at this time.

Item #13: Preliminary Plat for Lake Park Addition

Commissioner Pope moved to amend and then approve the
preliminary plat with the following amendments: (1) with the
extension of the alley connecting it through lots 25 and Z6; (Z)
a change in the radius of turn on Lot 1 in Block 4; (3) to include
the dedication of the Right-of-Way prior to being presented to
the City Council; and (4) that this plat must be reviewed by the
City staff, to make sure that all these amendments are included
on the plat before going to City Council.
Commissioner Green seconded the motion; motion carried (0-0-1)
with Chairman Munsch and Commissioners Green, Thomas, Pope,
Tunnell and Weaver voting in favor of the motion, and Commissioner
Johnson abstaining.
