and passed on to the Coppell Planning and Zoning Commission
for consideration. Please note that the City of Coppell has
approved a streetscape plan which will affect the final plat
and plans, since Sandy Lake Road has been designated a
primary city image zone. Please address this at the final
plat stage.

Dear Mr. Treece:
This firm has reviewed the above referenced plat and plans
and are recommending that the final plat be placed on the
upcoming Planning and Zoning Commission agenda. Prior to
placement on the City Council agenda, the following points
need to be addressed:
Provide details of landscaping and entrance features per
City Streetscape Plan. the screening wall adjoining
Highland Meadow Circle may be omitted.

Provide reference to standard details and specifications
relevant to project.
3. Provide compacted subgrade to 92% of standard density.
Please provide storm sewer in Sandy knoll Drive.
Sheeting of drainage onto Sandy Lake Road will not be
permitted.

Please take necessary provisions to insure additional
run-off will not occur on property to the west.
The curve 3 for sanitary sewer appears too sharp.
