Dear Jerry:
On June 6 you wrote me a letter asking for further clarification regarding the above
referenced subject, specifically asking what other reasons the Planning Commission had for
denying the preliminary plat.
Although I would like to offer additional reasons for the denial, I can not attempt to begin
to list all reasons the Commission denied your plat. The major reason I heard was the
deceleration lanes. I also heard comments regarding health issues, safety as it relates :o potential
congestion, I know several Commissioners have great difficulty with endorsing this location for
any residential use, the Master Plan offers duplex use as most appropriate here, etc. I would
think that all these factors were considered by the Commission prior to their vote, and the only
way you can be certain about the denial is to ask each member.
On another topic relative to this same subject, I note that the revised plat contains a number
of potential variances. As we discussed by telephone this morning, you are aware that the
Planning Commission can not grant variances on a subdivision plat; only the Board of
Adjustment can do that.
I believe my comments have addressed the questions posed in your June 8 letter. If
