Dear Mr. Sieb:
The following comments are provided in response to the Development Review Committee comments
received on Friday, August 26, 1994. The responses are provided in the same order as the comments
received.
Engineering Department
We will work with TU Electric for approval to discharge storm drainage runoff from an on-site
system to the adjacent TP&L right-of-way. The storm drainage pipe and headwall are not
proposed to be constructed on TP&L right-of-way, therefore, we have not shown an off-site
easement at this location. (If any work is performed on TP&L right-of-way it will be for grading
only, subject to TU Electric's approval.)
Recording information for any required off-site easements will be provided with the final plat after
the location of the proposed easements are determined based on engineering plans and the
easements are executed by the adjacent property owner(s).
2. Comment acknowledged.
Building Inspection Department
A request for permit to fill the fringes of the property that are within the 100-year floodplain is
being prepared for processing with the City and FEMA.
2&3.
The fence and carports in the "front yard" area have been removed from the site plan and
landscape plan. We intend to submit an application for variances to the Board of Adjustments on
September 2nd for the October 6th meeting. Subject to obtaining the variances, we will revise
the site plan and landscape plan to reflect the fence and carports in the "front yard" area for City
Council approval on October 1 lth.

4. Information regarding-!'Building" plans will be provided at time of building permit plan submittal.
Public Works Department
1. Comment acknowledged.
Profiles for storm sewer and sanitary sewer lines to review separation will be provided with detailed
engineering plans at time of final plat submittal.
Manholes have been added at the property line to separate the City's lateral from private service.
Planning Department
No comments received.
Fire Department
Comment acknowledged.

Lone Star Gas Company
Comments acknowledged.
We will provide revised plans to reflect the necessary changes at the DRC meeting on September 1st.
