Jefferson ~ Riverchase. Preliminary_ Plat Addition, located along the east side of
MacArthur Boulevard, approximately 400 feet north of Riverchase Drive, at the request
of The Nelson Corporation.
a. Provide and build deceleration lane.

Provide a traffic impact study. This study should address typical traffic impact study
issues and also should address whether or not another point of access should be provided
and whether or not the existing left turn lane storage is adequate.
The exit from this site appears to be too narrow between the island and the proposed
curb.
d. A minimum five foot (5') sidewalk should be built with this subdivision.

The City of Carrollton should be removed and it should be relabeled as the City of
Coppell.
f. Any existing trees 8~ and larger should be shown.
There is no construction allowed in the floodplain. This includes fencing. This will
affect the perimeter fence, the laundry buildings, the pools, etc.
h. Finished floor elevations should be provided for all the perimeter structures.
i. The standard floodplain note should be provided on the face of the plat.
j. The floodplain elevation should be verified. The elevation shown appears to be too low.

The floodplain ordinance requires that parking be at or above the floodplain elevation.
This could affect the filling on the north side of this site. If you do need to fill in the
floodplain, you will have to provide a study to perform the reclamation.
The minimum finish floor elevation is two feet (2') above the 100 year floodplain.

Offsite drainage easements will be required for the drainage systems on the north and the
south side of this site.
The access control gates could pose a problem with stacking of vehicles on MacArthur
Boulevard. MacArthur is a heavily traveled thoroughfare especially in the evenings for
northbound traffic. The traffic study should address the stacking issue.
