Dear Mr. Clark,
We have received your request for a variance to the covered parking requirements for the
Jefferson at Riverchase project to reduce the number of covered parking spaces required by
ordinance. From my reading of the request, it appears that you wish a further reduction to
the one approved by the Board of Adjustment in August. By their action at that meeting, the
Board effectively reduced the required covered parking count by their approval of a reduction
in the required number of tenant parking spaces. In order for the Board to properly consider
another request, additional information will need to be fumished by your office, so the Board
may reasonably review it. Because of the 1 lth hour submittal and the packet being submitted
incomplete, it will be necessary to hold the item until the January 12th hearing pending
further submissions being received as noted.
The Board will need a site plan indicating the previous locations of covered parking as well
as a new plan reflecting the new proposed locations of covered parking. TNs new plan also
needs to reflect locations of covered parking in the form of "in-line" garage parking that will
count toward the covered parking ratio. Because the current parking on site reflects a
variance from the required 971 spaces down to 772 spaces, and the developer will charge
those tenants electing the covered parking option, the plan will need to reflect uncovered
assigned tenant as well as guest parking locations. Lastly, because the ordinance requires that
guest parking be located within 600 feet of their respective units, and some combinations of
garage parking, covered tenant parking and uncovered assigned tenant parking could cause
guest spaces to exceed these limits, your plan will need to be able to address this. I would
recommend some form of "coding" where these relationships can be easily understood.
The final cut-off for the January 12th, 1995 meeting is 5:00 pm on December 2nd. I would
prefer to receive the plans at least a week in advance of this date in order for us to address
any further concems that may be evident upon staff review.
