Reason for zoning change The subject property is long and narrow creating a hardship for development into single family lots of a normal $F-12 size. Our proposed lot layout plan generally follows current guidelines for SF-12 lots and most of the lot sizes are greater than 12,000 square feet. The shape of the proper~¥ only allows for one street to be located down the center of the site and creates deep lots. We have adjusted the widths of the lots to compensate for the additional depths.
