Preliminary Plat approval of the La Petite Academy Wier and Associate, inc. represented by Ken Prater The applicant is requesting preliminary plat and site plan approval for this day-care center. The site consists of .634 acres or 27,617 sq. ft. with a building area of 4,894 sq. ft. The plat meets all submittal requirements of the zoning regulations and subdivision requirements. STAFF EVALUATION: Through an extensive review and design of this site plan with the applicant, consisting of three different building and parking lot configurations, its the staffs' consensus that this final design is the most appropriate for this tract. It is the staff' recommendation that an approval be made of this pre- liminary plat. PLANNING AND ZONING'COMMISSION: There was some concern expressed in regard to the open screening adjacent to the car wash to the northwest.. The applicant.has consented in constructing, in this specific area,-the same'type of masonary screening being proposed for the eastern property line. The Planning and Zoning Commission recommended approval by a 3-0 vote. SB/asm
