Gentlemen:
Our firm has reviewed the above referenced plat and plans for
conformance to City of Coppell Subdivision and Zoning
Ordinances, and we have the following comments:
We have not received a site plan showing drives, building
areas, parking, etc., for this project. Please submit.

We have not received a landscape plan per City of Coppell
Streetscape and Zoning Ordinance.
Sidewalks are required along MacArthur Boulevard and
Sandy Lake Road. Screening walls are required between
residential property and this development. Please show.

Please provide right-of-way dedication for right-turn
lane per Figure 1 of Appendix A of Subdivision Ordinance.
The design rainfall intensity appears too low for a
commercial development, particularly at sump areas.
Please evaluate per Technical Paper 40.

It is understood that the City will not maintain the area
adjacent to the proposed lake. Please indicate who will
maintain the lake and please submit copy of maintenance
agreement, if applicable.
We cannot recommend that this item be placed on the Planning
and Zoning Commission agenda at this time. Please address
the above points as soon as possible.

we have no objection to this item being placed on the July 18
Planning and Zoning Commission agenda for approval. We have
requested that the final plat include two 10' x 200'
dedications at the Sandy Lake Road and MacArthur Boulevard
intersection - the approved item should include this
dedication.
A list of fees and assessments for this project has been
previously submitted.
