There has been no recent zoning history on this parcel of
land.
TRANSPORTATION:
Beltline Road, located to the south of this property, is an
improved, major thoroughfare consisting of a six-lane
divided roadway contained within a 100 foot right-of-way.
There are no other streets in close proximity to this
property.
SURROUNDING LAND USE & ZONING:
North & East - Elm Fork of the Trinity River, City of
Carrollton park and vacant land
South - existing Longbranch facility, zoned (A)
West - Redi-mixed concrete facility, zoned (LI); Golf
Course , zoned (SF-12-SUP)

COMPREHENSIVE PLAN:
The Comprehensive Plan suggests mixed use on this property,
with no multi-family allowed.
ANALYSIS:
Provided the issues raised regarding the zoning case on
this same tract of ground are satisfactorily resolved,
staff has no objection to recommending approval of this
preliminary plat. It is recognized that engineering
sign-off statements need to be added to the preliminary
plat, that topographic elevations need clarification, and
the flood plain location needs to be more clearly defined.
These are all modifications which do not warrant major
revision. Staff recommends approval based on the zoning
case outcome.
