SIZE OF AREA: Approximately 1.5 acres of property. CURRENT ZONING: PD-SF-7 (Planned Development, Single Family-7) REQUEST: Replat from 3 lots to 2 lots APPLICANT: Developer: Dewayne Randle 4012 Hackmore Loop Irving TX 75061 972438-9200 Fax 972-579-0734 HISTORY: The property was platted as Lot 1 of Harrison Estates No. II in 1977. The zoning on the property has been SF-12 for over 14 years. In February, Council approved a three-lot subdivision on the subject property. Since that time, the owner has elected to re- plat this parcel into two lots. TRANSPORTATION: Moore Road is a C2U two-lane undivided collector constructed to standard within a 60'-wide right-of-way. SURROUNDING LAND USE & ZONING: North- South - East - West - Stringfellow Addition; SF-12 Single-family residemial; SF-12 Northlake Woodlands East Phase 2; PD-SF-7 Harrison Addition No. I; SF-12 Item # 9 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for low density residential uses. DISCUSSION: It is our understanding that the applicant wishes to replat this property because there is a buyer willing to purchase one-half of the total parcel. Therefore, to accommodate that desire, the applicant needs to replat from three to two lots. Because staff supported the three-lot subdivision, there is no reason why we can not support a two lot one. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends approval of the replat subject to the following conditions: 1. Add to plat: "Opticom gates with knox box over ride will be required if security gates are built."
